Every property is different, but the process generally follows these steps:


  • Home Staging Report: A detailed assessment of your property’s strengths, areas for improvement, and the best strategies to maximise its market appeal.
  • Scope of Work & Quotation: Once you’ve reviewed the recommendations, I provide a final quote based on the staging approach and any additional pre-sale improvements you’d like to include.
  • Preparation & Pre-Sale Improvements (if required): This could include fresh paint, carpet replacement, or small maintenance jobs to ensure the home feels truly move-in ready. We can manage this process to ensure a cohesive result.  Learn more about our Home Staging Services.
  • Staging Installation: Carefully selected furniture, décor, and accessories are installed to create a polished, aspirational space.
  • Marketing Photography: Professional photography ensures your listing stands out online and attracts serious buyers from the outset.


Ideally, staging should be planned before listing your property. Great results take time to design and execute, especially approaching peak selling seasons such as spring or autumn, when competition will be higher. The sooner staging is in place, the better your chances of standing out.


It depends on the condition of your property. Small updates can have a big impact, and buyers tend to overestimate the cost of even minor fixes—often translating into lower offers or hesitation. If required, we can recommend and manage full or targeted decorating, flooring replacements, and maintenance to ensure your property is presented at its absolute best.


  • Occupied Staging: If you’re living in the property, we work with your existing furniture, supplementing it with carefully chosen pieces and accessories to enhance the space.
  • Vacant Staging: Empty properties can feel cold and uninspiring. Staging transforms them into warm, welcoming homes, helping buyers visualise themselves living there.


Yes! While full-home staging undoubtedly creates the best impression, staging key rooms—such as the living room, kitchen, and main bedroom—can still significantly impact buyer perception. We can tailor a staging package to suit your needs and budget.


The Home Staging Report typically takes one to two weeks, depending on current workload and ongoing projects. If budgeting and finalising the full scope of work are required, this may take an additional week or two. While we don’t commit to fixed timelines, we always work efficiently to ensure each project receives the attention it deserves.


The staging timeline varies based on the property’s condition and the level of pre-sale improvements required. The staging itself can be completed relatively quickly, but overall lead times will depend on factors such as contractor and supplier availability, as well as any preparatory work needed to ensure the best result. Starting the process as early as possible helps to minimise delays and maximise your property’s market impact.


Every seller has different priorities, and there’s no one-size-fits-all approach. We focus on strategic, results-driven staging—not just making a space look nice, but ensuring it resonates with buyers and maximises your sale price.

 

Some staging services provide a more standardised, quick-turnaround solution, which may suit certain properties. However, our approach goes further:

  • Tailored designs based on your property and target buyers—not a one-size-fits-all package.
  • Pre-sale improvements managed for you, ensuring your property is presented at its absolute best.
  • Proven results—the majority of my staged properties go under offer within 5-6 weeks, often at full asking price or higher.

 

If you’re serious about achieving the best results, investing in strategic, buyer-focused staging gives your property the strongest chance of success—not just attracting interest, but securing the best possible offer!


Yes! Some clients choose to purchase select items used in the staging to include in the sale, often for flats to help them stand out in a crowded market. Let us know if you’re interested in this option, and we can discuss availability and pricing.


Each property is unique, and therefore each project is quoted individually after the initial Home Staging Report has been completed.


Pricing is determined only once the scope of work is defined—this ensures costs are based on informed decisions rather than assumptions. The report provides tailored recommendations, allowing you to decide which elements to proceed with before finalising a quote.


Costs can vary greatly depending on factors such as property size, number of rooms, room sizes, whether the property is furnished or unfurnished, the target buyer demographic, level of project management required, and any additional services (such as maintenance, decorating, or pre-sale improvements).


While our average initial staging cost is around 3% of your property’s value, individual quotes will vary based on each project’s specific needs. We offer services to suit a range of budgets and work hard to keep styling costs as efficient as possible.


Staging can help increase the offer value, making it an investment rather than just a cost. Research shows home staging can generate an average return on investment of 8-10%, with some buyers choosing to include furnishings and staging contents as part of the sale—helping recoup more of the initial outlay.


Some clients prefer to manage their own projects and opt for a Consultation and Home Staging Action Report to guide their approach. Most require a fully managed service, including design, sourcing, trade coordination, and marketing photography.

Staged properties generally sell faster, with the majority of my clients receiving offers within 5-6 weeks. The minimum rental term for staging items is 12 weeks, which is typically enough time to secure an offer and progress towards completion.


If your property remains on the market beyond this period, the rental can be extended on a rolling month-by-month basis at a significantly reduced rate, ensuring your property continues to stand out while you finalise the sale.


Home staging and interior design are very different. 


Home staging is preparing your property for sale. A professional stager makes the design decisions to make your property appeal to as many potential buyers as possible. The end goal is as quick and profitable a sale as possible.  


Interior design is tailored for the specific needs of the individual homeowner, focusing on making your property comfortable, functional and aesthetically pleasing to your exact needs. In short, your designer will take their time to make your property a home. 


I couldn't be more pleased with the outcome. For the house to be 16 years old, the staging makes it look stylish, fresh and sleek. The neutral tone provide warmth to the rooms. It was a somewhat a cold empty shell before.
